Empty stores in CABA were halved in December

In the analysis of the premises offered (for rent or for sale, excluding those closed) there was a year-on-year drop of 54.9% and a two-month drop of 19% in the first case, while in sales there were no changes compared to the previous two-month period, but there was a decrease of 33.3% compared to November-December 2021.

The measurement of the CAC included the main commercial arteries of Buenos Aires and in all of them were registered bimonthly fallsexcept in the section of Avellaneda Avenue from 2,800 to 3,800.

In the year-on-year comparison, only Avenida Pueyrredón showed an increase in empty storeswhile the biggest falls they registered in the avenues council (4800-5500) where the drop was around 80% year-on-year and 60% bimonthly, currents (200-6800) where the number of empty stores fell 63.9% year-on-year and 46.3% bimonthly.

Lastly, one of the areas with the greatest recovery was the pedestrian Florida, one of the most affected commercial areas since, due to its location, it was hit by the proliferation of teleworking due to the pandemic, but also by the maintenance of remote or hybrid schemes. In this commercial artery, the number of available premises fell by 59% year-on-year and 39% bimonthly.

In Pueyrredonthe only avenue that registered an increase, available stores grew by 5.3%, which represents 20 stores, although this means a two-month drop of 9.1%.

The dynamics of this artery also has its peculiarities since it is located in an area with a high commercial density and where street sales proliferate, which, according to the same chamber, increased by 17.8% in December compared to the previous month, although in comparison YoY contracted 25.1%. Eleven It is one of the areas with the highest proportion of blocks with street sales.

In general terms, this is the fifth two-month period of declines in the number of available premises.

On the other hand, the data analyzed by the CAC based on a survey of the Federation of Wholesalers and Suppliers of the State of the Province of Buenos Aires (Femape) showed that in the City of the silver there was drop of 38.6% in comparison with the same period of 2021, and of the 12.1% regarding the bimester September-October of 2022.
