Rents rose nearly 6% year-on-year in January

Although they grew less than the average, contracts in Montevideo are still more expensive than the national average. What are the neighborhoods that increased the most in the capital?

He National Statistics Institute (INE) published his report on Real Estate Activity Indicators (IAI) of January 2023 and revealed that in that month the rents increased -in current pesos- a 0.47% in Uruguay. The variation of the last 12 months was 5.96%well below inflation of 8.05% in the same period.

If the monthly variation is taken, in the case of rents it was 0.47% in January, also lower than the general price increase for the same period, which was 1.55%.

According to the study, contracts have a average price of 18,191 pesos in all the country. In the case of Montevideo, in the last year they were increased by 5.7%, just below the general total variation of Uruguay. However, their values ​​are still above the national average –4.1% more–, since they are around the 18,926 pesos.

The INE also analyzed the difference of price between new contracts –which are 1,247– and the current –65,172– in the capital of the country and came to the conclusion that the gap between the two widened once again–after having also widened in December–. While recently signed ones cost on average 18,208 pesosthose who come from before reach an average of 18,926 pesos, almost 4% more.

The Montevideo neighborhoods that increased the most

If the magnifying glass is put on the main city of Uruguay, what can be seen is that the neighborhood that saw its rental prices increase the most was carrasco (+12.09% year-on-year). In second place, Casabó, White Straws (+9.24%) and, completing the podium, The Dove, Tomkinson (+8.67%).

As for the current nominal price, Carrasco once again positioned itself as the most expensive neighborhood (with an average rent of 42,747 pesos). They followed Fat tip (33,809 pesos) and Malvin (25,235 pesos).

Increased the number of rental contracts

Currently there 84,185 current rental contracts. That is 0.33% more than the previous month and 0.72% more against January 2022. Of that total amount, 77.4% belong to Montevideo and 11.7% to Canelones.

Continuing with the quantity data, in the information broken down by departments it can be seen that the country’s capital registered a positive interannual variation of 0.95% compared to last year.
