The cost of expenses in buildings consolidated an upward trend throughout 2024. This increase is driven by various factors, such as increases in basic services, maintenance and salaries.
Buildings were not immune to inflation, which, in December, registered an increase of 2.7% with an accumulated variation in the year of 117.8%, according to INDEC.
He Housing, water, electricity and other fuels was the one with the largest increase in December (5.3%), mainly due to increases in rent.
In December, the average expense was $238,641, a figure similar to that of November of $238,957.
“In CABA, the average expense has remained practically the same as the previous month. Our analysis shows that some administrations have made an early collection of the second installment of the SAC during November, others during December and others in two installments,” he noted. He added that “Although January expenses should go down because they do not contain this year-end collection, we must review what will happen with services, added to the fact that an increase is already contemplated for building workers (1.8% in January and 1 .5% in February).
The impact of the increases is not exclusive to CABA. Expenses also rose significantly in other provinces between January and December 2024.
In the province of Buenos Aires, expenses increased by 166.07%, reaching an average of $100,647 in December; in Córdoba, the increase was 180.12%, with an average expense of $96,017 in December; in Santa Fe they rose 153.99%, with an average of $84,950 in December; and in Entre Ríos they increased 150.71%, with an average of $46,512 in December.
The ConsorcioAbierto survey carried out among 10,000 consortia that use its system identified that the 5 main expenses of the consortia in CABA in December correspond to: staff salaries (41%), operating and maintenance expenses (24%), public services (15 %), administration and management (11%), extraordinary maintenance and works (7%).
