Demand for housing has jumped by 15% in recent days

During February 24-27, the demand for housing increased by an average of 10-15% in all major cities of Russia, Ildar Khusainov, director of the Etazhi company, told Izvestia. People are eager to close deals sooner, especially with mortgages already approved, he added. Such borrowers want to quickly find a suitable apartment and purchase it while the old bank offer with moderate rates is in force, said Nadezhda Korkka, managing partner of Metrium.

Many clients want to buy real estate in order to keep their savings, Ildar Khusainov noted. Also, buyers are trying to have time to take out a mortgage at low preferential rates (the program is valid until July 1), added Yana Glazunova, CEO of VSN Realty.

“Currency rates recorded a rapid growth and reached a historical maximum, which will certainly affect the cost of construction and, accordingly, the price per square meter,” said Christina Nedrya, head of the Stone Hedge valuation and analytics department.

Developers have already begun to revise prices – in terms of objects they have risen by 2-5%, Ildar Khusainov said. Developers are indeed declaring an increase in the value of real estate, confirmed Sergey Kolosnitsyn, director of the residential real estate department at Penny Lane Realty. Including prices are rising in the suburban real estate market and resorts, he added.
