How much does it cost to rent a PH?
The rental values of PHs accumulate a rise of 9.7%, in 2022, a figure that is below inflation (13.2%). In 2021, the increase was 58.9%, above inflation and departments (52.8%). In this way, a PH with three rooms and 90 m2 in CABA is rented for 93,962 pesos per month. On the other hand, a PH with four rooms and 135 m2 costs an average of 137,110 pesos per month.
Unlike the departments (3.46%), the investment in a PH in CABA yields more. This rise in profitability is a consequence of an increase in the rental price of the PHs and a drop in the sale price in dollars. Currently, 26.4 years of rent are needed to repay the purchase investment: 24% less than a year ago.
