Land prices: Building land was more expensive in 2020 than ever before

Especially in the south and in the big cities it costs a lot of money to look for a plot of land to build. There are calls for political intervention.

Building land was more expensive than ever in Germany last year. On average, buyers had to pay 199 euros per square meter of ready-to-build land, as reported by the Federal Statistical Office on the basis of the nationwide sales contracts.

Ten years earlier the average price was 130 euros and at the beginning of the statistics in 1962 it was 7.58 euros, but only based on the territory of the old Federal Republic. In 2020, the most expensive properties sold were in the south of the republic with 349 euros in Bavaria and 245 euros in Baden-Württemberg. In Saxony-Anhalt, Thuringia and Mecklenburg-Western Pomerania, on the other hand, only a fraction of these amounts were due: Here the prices were between 46 and 63 euros.

Important factors are also building regulations and the size of the community in which the property is located. In municipalities with up to 2000 inhabitants, an average of 71 euros per square meter was paid, while in large cities over 500,000 people with 1213 euros, 17 times the amount. In business areas, it was also slightly more expensive on average at 242 euros than in purely residential areas, which came to 234 euros.

The IG Bauen-Agrar-Umwelt demanded political interventions against speculative profits in the real estate market. The next federal government must end the fact that profits from building land transactions remain tax-free after ten years, demanded IG-BAU boss Robert Feiger. In addition, transactions with huge apartment packages would have to be prevented, in which the real estate transfer tax is circumvented with so-called share deals. In this case, the buyer does not acquire land, but shares in a real estate company and subsequently does not have to pay real estate transfer tax.
