The rent gives some stomach ache – the others fear expensive investments in heating and insulation. A survey shows how the concerns of tenants and homeowners differ.
With a view to their own housing situation, Germans are currently worried: Exploding ancillary costs and rising rents are a burden for many household budgets. High interest rates make real estate financing more expensive. And many are wondering what exactly the costs for climate-friendly heating and insulation are.
This uncertainty is also reflected in a representative YouGov survey commissioned by the Immoverkauf24 and Immoscout24 portals. Of the 2,000 people surveyed online, only a minority are completely unconcerned about their own housing situation. A total of 38 percent of all respondents say they do not feel burdened and are satisfied.
Renters have more worries
The majority, on the other hand, has a problem with at least one of the issues asked, although the concerns of tenants and homeowners differ. According to the survey, those who own their own home are generally a little more satisfied with their living situation: 43 percent are free of worries, while the figure for tenants is only 37 percent.
The greatest burden for tenants are equally high ancillary costs and high rents. Both points are mentioned by 23 percent of the tenants surveyed. 18 percent complain that the apartment is too small, 15 percent that it is too noisy and 12 percent have problems with their neighbors. The fear of being fired (9 percent) and poor connections and infrastructure (7 percent) are among the lower-ranking concerns.

Owners fear climate investments
One concern above all dominates among homeowners: that they have to make high investments in heating and insulation (23 percent) due to climate regulations, although the survey was carried out in April and thus before the most recent compromise in the heating law. In addition, many owners also fear high ancillary costs (20 percent).
High financing costs, on the other hand, only burden 10 percent of those surveyed. This is a particular concern of young buyers, who are still pushing a high mountain of debt in front of them: If you only look at the answers from 25 to 34 year olds, the figure is twice as high (21 percent). Compared to the tenants, the owners have less trouble with noise and neighbors (10 percent each). And they live more generously, only 9 percent have too little space. Somewhat surprisingly, only 8 percent are bothered by poor connections and infrastructure, which is about the same as for tenants.

An Allensbach survey for the Sparda banks recently revealed that homeowners are more satisfied than tenants. Accordingly, 96 percent of those who live in their own property were satisfied (59 percent even very satisfied). Of those who rented their homes, 78 percent were satisfied (though only 20 percent were very satisfied). However, with current prices and interest rates in popular cities, it is difficult if not impossible for many to afford property.
