In June the rent increases caused an improvement in the initial gross nominal rent of the rental of the apartments used in the city of Buenos Aires.

This arises from the comparison of the average values ​​of the 928 units on offer from rent formal three-year term in pesos, published on Internet search engines that can be reliably identified and georeferenced, and its counterpart of homogeneous units offered for sale in each neighborhood of the city, according to the Real Estate Report.

Based on data from June 2023, the average of the gross profit of used apartments with 1 to 4 rooms was 4.44%, while in May it reached 4.11%. It is below monthly inflation and the official dollar.

The rent it grew more than one percentage point in relation to a year ago, since in June 2022 it was an average of 3.41%.

Refering to average profitability of the rent at the beginning of a traditional 3-year rental contract for used units, one-bedroom apartments are the ones that provide the highest rent with 5.05% followed by studio apartments with 4.94% and 3 rooms with 4.1%, while the largest 3-bedroom units are the ones that provide the lowest profitability with 3.68% in June 2023.
