A group of developers, architects and Real Estate experts They will create a new city meters from Vaca Muerta, before the hydrocarbon boom and the “bottlenecks” that currently exist in infrastructure and housing. With the urban project they expect an expansion of 10 thousand hectares and millionaire investments in land, industries, free zone, logistics and housing.
“Añelo Central City” is the name chosen for this new urban center, which will be integrated into the current urban ejido where the city of Añelo is located, in the province of Neuquén, meters from the main Vaca Muerta deposits. What they will look for is expand the cityafter the arrival of the North Patagonian trainwhich will increase accessibility and connect the area with a transportation network.
“Today Añelo has 4,000 beds available, so There are 30,000 people who come and go every day because they don’t have beds to sleep in. We are going to generate the necessary infrastructure for the hydrocarbon industry to continue growing,” he explained to Area Sebastián Canteroof TBSA (Toro Brokers SA), the developer of the project.
Cantero clarifies that it is not a real estate project, but rather a urban program: “It is the creation of a city that will coexist alongside Añelo, due to the expansion of the urban ejido with new lands for use,” he stated. To take a dimension, currently Añelo is a city of 2,000 hectares, while this project will have an availability of up to 10,000 hectares.
Since the Funding will be 100% private, are looking for investments. “We expect a lot of demand,” Cantero anticipated. What they will sell are plots of land, for macro investors, but also micro investors, whether interested in building homes, businesses, real estate complexes, or also the installation of industries. Besides, They will donate land to the municipality for the construction of hospitals, schools and plazas. They will function as “Master Developers”, that is, the sale and rental of land on a large scale.
“It is literally the creation of a city that will coexist alongside the development of Vaca Muerta,” added Cantero. For example, Loma Campana is located there, YPF’s flagship area next to Chevron in the region. “There is always talk about the bottlenecks of the hydrocarbon industry, such as transportation, which is why the Néstor Kirchner gas pipeline was so celebrated. But there is also the bottleneck of how to get to, live and work in Vaca Muerta,” Cantero reported.
Among investors, they expect large oil companies, but also their industrial suppliers. “Today the industry has to go out and look for everything at least 100 kilometers away, because to rent a bed you can have a delay of at least 180 days,” said Cantero. They expect exponential growth of the city in the next five years, and complete development for the next 20 years. The developers’ estimate is that 18,000 direct jobs and 50,000 indirect jobs.
Behind the development are the developer TBSA, owned by Sebastián Cantero; Metro X and Metro Futuro, by Mariela Schenone, as accounting structurer; Urban Office, with the urban master plan, in charge of Roberto Converti, who was the creator of Puerto Madero; and the manager is Sposito y Asociados, of Eduardo Sposito. At the moment, the concrete progress was the awarding of the railway work for the arrival of the North Patagonian Train and the Trust contract with Land Contribution Commitment and the Urban Planning Project in an Advanced State to be presented to the Neuquén legislature.
