In the midst of high inflation and the debate over the reform of the rental law, apartment prices in the City of Buenos Aires (CABA) in September increased by 19.3%, according to a survey by University of Saint Andrew and Free market.
Meanwhile, the price of house rental in Buenos Aires territory it rose 1% compared to the previous month, despite the fact that they are not the most requested types of properties, since the demand pressure on residences is 4% over the 96% in apartments and the greatest number of offers of rentals are focused on the latter (95% versus 5% of houses).
Rentals in CABA: the supply of apartments fell by 20%
In the last six months, the increase in apartment rental price in CABA it was 73.3%, above the inflation. This upward trend in the prices of new rental properties is consistent with the context inflationary of Argentina and is also explained by a significant drop in rental supply of departments.
In this sense, the supply of apartments in CABA, measured as the number of publications in Mercado Libre, registered a drop of 20%, compared to September 2022.
Rentals in AMBA: how much apartment prices rose by area
According to the joint survey between the University of Saint Andrew and Free marketthe prices of the apartments in the Buenos Aires Metropolitan Area (AMBA) they increased 19.9% in September. In disaggregation, the area that suffered the greatest increase compared to August was North of the Greater Buenos Aires (GBA).
In this way, the Northern Zone increased 19% in September compared to the previous month, followed by the South, which rose 13% and Oeste (6.7%). Although all areas were below CABA’s price advance.

For its part, in the West the most sought-after neighborhoods to live in are Saint Just, Ramos Mejia, Hummock, Haedo and Villa Luzuriaga.
