ARBA warned that country developers transfer taxes for not regularizing properties

Although ARBA has not yet issued the Real Estate Tax receipts, a group of neighbors complained about the amount of taxes charged on their expenses by real estate developers, who argue that this increase is due to the tax increases ordered by the province. .

Specifically, These are houses located in neighborhoods that do not yet have a subdivision, so according to the developers, they will have to face real estate fees of $90,000, when in other projects that are already deeded the amount drops to $5,000.

“As the subdivision of the land is not finished, we do not know what the developers are charging them,” they indicated in ARBA.

In that sense, Girard highlighted that during the current administration the deed procedures increased given that in 2022 the regulations were modified, allowing subdividing with tax debt.

In a thread published on the social network that “at ARBA we implement a series of measures to streamline the procedures linked to the tax liability of housing and to facilitate access to the deeds.”

In that sense, he maintained: “We enable the subdivision of plots with pre-existing Basic Real Estate debts, we allow notaries to process the update of tax liability and we regulate the retroactive disconnection with the sole presentation of the purchase and sale ticket.”

“Thus, we met the need of thousands of inhabitants of new real estate developments, gated communities, countries and country clubs who were harmed by the acquisition of their home with legal figures that later generated various inconveniences,” he highlighted.

The Agency clarified that the problem in many cases lies in the fact that the developer of the development does not initiate the process to be able to deed and charges the owners the Real Estate Agency for expenses.

Girard maintained that “the deed procedures in urban developments grew by 16% and the subdivision procedures of plots by 13%” and said that “the tax separation and connection procedures grew by 1,000% on average” considering that it is “an unprecedented advance in pursuit of solving structural problems of years, which are often aggravated by non-compliance by some developers, who do not assume the payment of taxes is their business equation and pass them on to buyers through expenses.”
