House prices fell almost 10% year-on-year in the month of March and apartment prices remained almost unchanged.
Property sales recorded year-on-year variations (March 2024 compared to March 2023) of median price in dollars per m2 of -9.8% in houses and -0.6% in apartments. This is how it arises from latest real estate report from the University of San Andrés and Mercado Libremade based on the stock of active property publications located in the AMBA.

By distinguishing between Greater Buenos Aires (GBA) North, South and West and considering the interannual changes, it was observed drops in price in dollars per m2 of houses of:


- -14.6% in GBA North,
- -10.0% in GBA South
- -5.2% in GBA West.
In the case of the departments, the interannual variations of the sale price have been:
- CABA of 3.5%,
- GBA North -1.8%,
- GBA South -4.3%
- GBA West -4.5%.
Property sales: How prices evolved during the month
If we consider the inter-monthly variations (compared to February 2024), the change in the price per m2 in dollars of houses was:
- 1.0% in GBA North,
- 0.3% in GBA South,
- 0.1% in GBA West.
For its part, in the apartment market, inter-monthly variations were observed in the price in dollars per m2 of:
- 1.1% in CABA,
- 0.8% in GBA North,
- 0.3% in GBA West;
- in GBA Sur prices remained stable.
In CABA, the largest year-on-year drop in the sales price in dollars per m2 of apartments occurred in La Boca, with a variation of -20.8%; in the GBA, in Malvinas Argentinas (-14.5%).
