The report of CESO revealed that for a studio apartment, the monthly increase was 6.7%. But if we take the calendar year, the year-on-year increase was 52.4%. The average market value today is 32,000 pesos.
In the case of the properties of two environments, there was no monthly variation but in the inter-annual balance, the increase compared to 2020 was 52%. The price that can be found is around 38,000 pesos.
Regarding the real estate of three environments, the monthly increase was around 5.3% and in the accumulated annual, it climbed to 51.9%. In this case, the average according to the market analysis is 60,000 pesos per month.
It must be taken into account, the study indicates, that to these average market values must be added the payment of expenses and additional, which are calculated based on 20% of the rental value, on average.
The rent, according to the size of the surface
On the other hand, from CESO the survey was made taking into account the amount of square meters that the property has, where the price increase is just a little higher than the previous category.
If we take properties with surfaces of 20 a 40 m2, the monthly increase was 10%, with an accumulated interannual of 53.5%.
On the other hand, the surfaces of 41 a 60 m2, added a 7.1% monthly increase compared to November and an increase compared to 2020 of 60.7%, being one of the highest points among the increases.
Finally, in the properties of 61 a 80 m2, the monthly increase was 3.3% and in the interannual order it was 47.6%.
According to the index for lease contracts of the BCRA
The new rental law, which came into effect in July 2020, takes as a reference this indicator that the Central Bank updates month by month.
CESO measured the variation from December 1, 2020 to December 1, 2021, and found that the BCRA’s Index for Location Contracts had a year-on-year increase of 51.4%, a figure that explains the reasons for the one-year increases to another.
