Tenants had to pay significantly more for operating costs in 2023

2.51 euros – that’s how high the monthly operating costs were on average. “This is fatal for all tenants,” says the German Tenants’ Association.

Tenants had to pay significantly more for their operating costs in 2023 than in the previous year. According to the German Tenants’ Association, the average costs rose by ten percent to 2.51 euros per square meter per month. Heating and hot water costs alone increased by 18 percent.

It becomes particularly expensive when you add up all conceivable operating costs. As can be seen from the tenants’ association’s operating cost table, this can then amount to up to 3.46 euros per square meter per month. For an 80 square meter apartment, that would be more than 3,300 euros a year, as the association calculates. The data is based on the nationwide billing data for 2023.

“The high energy prices and the unregulated prices for district heating have a full impact on this year’s heating billing,” said the President of the German Tenants’ Association, Lukas Siebenkotten. “This is fatal for all tenants. Not only do their basic rents rise from year to year, the additional costs also continue to climb.” In addition to “rent regulation, Siebenkotten also finally called for transparent ancillary costs legislation”.
