Knappy living space remains one of the most pressing problems in the German metropolitan areas. Nothing will change that quickly.

Last year as few new apartments were approved in Germany as they have not been since 2010. Compared to the previous year, the number of permits in 2024 dropped again by 43,700 to 215,900 units, as the Federal Statistical Office reports. This decline of a total of 16.8 percent slowed down in the second half of the year. In particular, new single -family houses were less approved than in the previous year.

It is becoming apparent that the annual goal of 400,000 new apartments issued by the Federal Government will also be missed in 2024. However, the number of completions should only be available in May. In 2023, 294,400 apartments were still finished.

Private builders such as companies had primarily caused increased interest rates for real estate loans and higher construction prices. In the meantime, the European Central Bank has carried out the turning point, so that the loan costs tend to fall. In view of the small number of approval, the construction economic associations as well as the real estate industry require simpler building regulations and reliable funding.
