Prefabricated houses can be built quite quickly, are solid and comparatively cheap – advantages that apparently convince many people.

Prefabricated houses are becoming increasingly popular among homes. The prefabricated house among the newly approved single and two-family houses was 26.1 percent in 2024, the Federal Association of German Figure Construction (BDF) said in Bad Honnef and referred to figures from the Federal Statistical Office. The proportion was more than a quarter for the first time, in 2023 it was 24.5 percent and only 16.2 percent in 2014. Compared to other houses, prefabricated houses are usually cheaper and the construction time is shorter.

In absolute numbers, however, there was a decline: in 2023 in Germany 13,394 prefabricated houses were re -approved, so this value dropped to 11,543 a year later. The prefabricated house decline was weaker than with other construction methods, so this segment was able to expand its market share.

The real estate market suffers from high costs and the retention of purchase of households in the tense economic situation. The prefabricated building association calls for a federal program to boost the construction sector again: there should be fewer regulations, faster procedures and better support for all citizens, says Association President Mathias Schäfer. “For an average family, it must finally be possible to form residential property again.”
