Industry for easier construction against the housing shortage

Hundreds of thousands of apartments are missing nationwide. The new federal government must act quickly, demand associations of the construction industry. Building is much cheaper than at the moment.
According to industry representatives, the housing shortage in Germany can be combated by simpler building. During the so-called residential construction day, seven associations and organizations of the building and housing industry called for an “upswing” from the upcoming federal government.
“The key point is a new building offensive,” said the housing day. To do this, Germany has to build easier and cheaper. Ideally, the costs could be reduced by up to a third. The basis of this calculation is a study by the ARGE building research institute and the REGIOKONTEX research institute on behalf of the housing construction day.
“Building is also significantly cheaper in good quality than it happens today,” said Arge director Dietmar Walberg. All standards and regulations would still be observed.
“Social explosive number one”
The basis for the savings would therefore be the building type E, for which the then Bundeskabinett initiated a bill at the end of 2024. According to this, compliance with so -called comfort standards would be dispensed with in the new building, which are not relevant for the safety of the building – e.g. fire protection or statics.
The Union and SPD coalition agreement states: “Building standards are simplified and the building type E secured.” In addition, living space is to be created faster through serial and modular construction.
According to the housing construction day, the savings potential is located in thinner ceilings and walls as well as fewer parking spaces. In addition, noise and climate protection should not be covered because the applicable standard is sufficient.
Almost ten million people live in overcrowded apartments
According to the housing construction study, more than 550,000 apartments are missing nationwide. 9.6 million people lived in overcrowded apartments. The future federal government must do everything possible to get the housing shortage and exploding rents under control. It is about defusing the “social explosive number one”.
The traffic light coalition had missed its plans for housing construction. The aim was 400,000 new apartments a year, including 100,000 social housing. According to the Ministry of the Construction, almost 300,000 apartments were actually built annually. The residential construction day is organized once a year by the German Tenants’ Association, the industrial union building-Agrar-Umwelt and the central association of the German construction industry.
