Real estate prices on the German North and Baltic Sea coast attract again in many places. A house on Sylt or Norderney should only be able to afford a few. But there are alternatives.
Real estate prices on the German north and Baltic Sea coast, which is popular with holidaymakers, sometimes attract significantly again. Especially those who are looking for a house in the North Sea, for example, on the North or East Frisian Islands, have to dig deep into their pockets. It is significantly cheaper on the mainland and on the Baltic Sea. This emerges from the recent coastal report of the nationwide operating brokerage company of Poll Immobilien, which is available to the German Press Agency.
Price increase partly by more than ten percent
The North Sea coast with its UNESCO World Heritage Site Wadden Sea, the world’s largest coherent Schlickwatt and sand area, is still very popular with real estate buyers. Most recently, prices had dropped significantly due to the effects of the Ukraine war, increased costs, inflation and interest rate increases. “However, we are currently seeing a reversal,” said the managing partner of the real estate company, Daniel Ritter. In nine of the twelve analyzed regions, the average prices for houses rose again in the first quarter compared to the same period in the previous year – sometimes even by more than ten percent.
By far the most expensive region are the North Frisian Islands off Schleswig-Holstein. On Sylt, Föhr, Amrum and Pellworm, a square meter of living space cost an average of 12,294 euros in the first quarter. This is 10.3 percent more than in the previous year’s quarter and the examination of the previous year.
Almost 14,600 euros for a square meter of living space on Sylt
The main responsibility for the very high prices is the island of Sylt, which has always been one of the most expensive regions in Germany. According to the information, the prices only rose by 5.3 percent. A square meter of living space still cost an average of 14,597 euros. “The top locations on Sylt with a water view that offer calm and privacy, but also have a good infrastructure, are also particularly stable,” said Martin Weiß, head of the Sylter Office.
The East Frisian Islands present themselves much cheaper, but still unaffordable for many, off the Lower Saxony coast. For example on Norderney, Juist or Spiekeroog, an average of 8,743 euros per square meter – 2.9 percent less than in the previous year cost. There was a property on the mainland for once again significantly less money. It was cheapest in the Wesermarsch district. According to the information, a house cost an average of 1,833 euros per square meter in the first quarter.
Peninsula Fischland-Darß-Zingst most expensive Baltic Sea region
A similar picture is shown on the German Baltic Sea coast with its sandy beaches, historical seaside resorts and small fishing villages, but at a significantly lower level. The most expensive region with real estate prices of an average of 4,450 euros per square meter was the peninsula Fischland-Darß-Zingst in Mecklenburg-Western Pomerania. This was followed by the city of Rostock with square meter prices of 3,730 euros as well as the islands of Usedom on the mainland with just under 3,600 euros and Fehmarn in Schleswig-Holstein with just under 3,500 euros. According to the coastal report, the cheapest houses with an average of almost 1,600 euros per square meter in the district of Vorpommern-Greifswald were available.
“Real estate with water views, modern equipment and good rental are still in demand,” said the branch manager at von Poll Immobilien for Kiel, Plön, Eckernförde, Neumünster and Rendsburg, Robert Rothböck. But real estate in the second row is also easy to sell. The energetic standards are still the controlling topic. “In particular, the focus is on renovation measures.”
