For the Lawog, Supervisory Council leader Herwig Mahr said in the annual balance sheet on Thursday, which he presented together with the board directors Frank Schneider and Christoph Khinast. The Lawog Group (with subsidiary GVVG) has a total of 41,619 administrative units, 23,453 of which are apartments. The rest are, for example, commercial space or underground parking spaces.
- 2024 were 179 new apartments completed. 257 apartments were thermally renovated and 2120 windows were exchanged.
- The Building volume achieved a maximum of 133.4 million euros – plus 23 percent compared to 2023. 103 million are eliminated on the new building.
- The Vacancy continued: from 178 to 171 apartments.
The fluctuation among the tenants has decreased significantly in the past year: 1387 changes of residence were recorded in 2024, a minus of nine percent compared to 2023. In recent years there have been only minor changes.
One cause is that rents in new buildings are significantly more expensive due to the increased construction costs. The demand for property has not yet recovered completely.
Different waiting times
How long you currently have to wait for an apartment are difficult to say. Almost all apartments are occupied in the central room in Linz. However, if you are flexible, as far as the place of residence is concerned, you can pack the moving boxes relatively quickly. Especially in rural areas – according to Mahr, the emigration can be felt here. There are currently 269 apartments under construction. This year, 118 rental apartments in Grieskirchen and Ried have already been completed, and construction starts at 146 apartments.
