Despite rental price brakes, living in large German cities is becoming increasingly expensive for rent. According to an evaluation of the Ministry of Construction, the offer rents in the 14 largest independent cities have increased by almost 50 percent since 2015. Accordingly, Berlin is most affected, where the new rents were more than doubled.

The figures come from the Federal Institute for Building, Urban and Spatial Research (BBSR). You reflect the offer to meet those seeking housing when you are looking for a rental apartment with a living space of 40 to 100 square meters on the Internet. Notices, waiting lists and direct brokerage mediation are not taken into account. The ministry warned that this could distort the data.

Berlin, Leipzig and Bremen with the biggest plus

According to the evaluation, the most expensive thing is still in Munich with square meter prices of almost 22 euros. Berlin follows with almost 18 euros and Frankfurt am Main with around 16 euros per square meter. The biggest rental increases were made to Berlin (plus 107 percent) in Leipzig (plus 67.7 percent) and in Bremen (plus 57 percent). The slightest rent plus after a move is shown at 28.4 percent for Dresden.

MPs: Rental price brake has too many holes

The left-wing MP Caren Lay, who asked the Federal Government, complained: “The rental prices explosion in particular is pulling the money out of the pocket for urban tenants, removals are impossible and all of this contributes to the further social division of our society.” The rental price brake is so holy that it does not offer effective protection. Lay criticized that the black and red federal government simply wanted to extend the regulation without further tightening.

The rental price brake limits rental prices in new contracts in regions with a tense housing market. Wherever you work, rents may not be more than ten percent above the local comparison rent when a new contract is concluded. However, there are exceptions such as furniture surcharges. New buildings that were first rented after 2014 and extensively modernized apartments are excluded. There is no public price control: if tenants fear a violation, you have to take action against your landlords.
