According to a recent report by the Center for Economic and Social Studies (CESO), renting a one-bedroom apartment in the City of Buenos Aires today involves the disbursement of $400,000 per month. It suffered a monthly variation of 2.6% and an interannual variation of 42.9%.

In the case of both environments, an average of $500,000 per month must be disbursed. The monthly variation was 4.2% and the interannual variation was 42.9%.

For its part, renting a three-room apartment in CABA costs an average of $700,000 per month. The monthly variation was 1.1% and the interannual variation was 40.0%.

The report also highlights that the Minimum Living and Mobile Wage, which in January is $286,711, covers 71.7% of a rent.

In 2024, there were increases in rentals lower than the general price level. This can be explained by a multiplicity of factors, such as the budgetary brake that was imposed with the fall in real income, and the deregulation of the market, which made it possible for contracts to be indexed under any index and periodicity.

Rental offers in dollars fall

Another notable data is that offers in dollars decreased and today represent 22% of the total. While in December, that figure was 25%. Currently, it is more convenient for owners to make contracts in pesos with updates every three or four months, while for many tenants it is also easier to be able to pay in local currency.

The rental stock is also a fact worth highlighting, since the total supply tripled compared to a year ago.

How much did expenses increase?

Finally, according to CESO, expenses reach an average of 22.0% of the offer price of a rental.

The cost of expenses in buildings consolidated an upward trend throughout 2024. This increase is driven by various factors, such as increases in basic services, maintenance and salaries. Buildings were not immune to inflation, which, in December, registered an increase of 2.7% with an accumulated variation in the year of 117.8%, according to INDEC.

The housing, water, electricity and fuel category had the greatest increase in December (5.3%), mainly due to increases in rent and related expenses. According to data collected by the ConsorcioAbierto.com system, expenses in CABA increased by 154.66% in 2024. In December, the average expense was $238,641, a figure similar to that of the month of November.
