Never before have so many office spaces been completed in Linz as this year. In 2025, 61,100 square meters will be added, as the real estate service provider CBRE reports. Examples include the Quadrill Tower on the tobacco factory site, the expansion of the software specialist Dynatrace and the new MIC headquarters. “Linz is positioning itself as one of the most dynamic locations in Austria with a strong increase in modern, ESG-certified office projects,” says Christoph Oßberger, site manager for Western Austria at CBRE (picture). The challenge now lies in quickly leasing the large number of new spaces in an economically still cautious environment.

While international and institutional tenants are eyeing the new prime spaces, regional companies are cautious in view of the economic uncertainties. “Many smaller players will remain in the portfolio for the time being,” says Marc Steinke from CBRE.
The average rents in Linz range between 11.50 and 14.50 euros per square meter per month. However, the values of the lighthouse projects are significantly higher. The top rent is 16.50 euros. In projects like the Quadrill, rents of around 20 euros per square meter are already being achieved. More than half of the modern office spaces that have been or will be completed since 2020 have sustainability certification. In this way, the city underlines its claim as a modern business location.
