If tenants in Linz have problems and cannot afford a lawyer, they can go to the service and advice center of the city of Linz. Last year, 99 procedures were completed in this “first advisory lower court” in rental disputes. Only four of these are still pending in court, all other proceedings were resolved out of court or by means of a settlement.
As early as 1949, the City of Linz committed itself to the Mietzinsstelle. In addition to conflicts about rental agreements, the question of maintaining the apartments is often the focus of consultations. So it’s about replacing windows or removing and preventing mold. The amount of the main rent or the amount of the operating costs often show up as disputes.
In 2021, 88 applications (2020: 105 applications) reached the counseling center. The service facility was able to complete a total of 99 procedures, including open applications from 2020. Overall, consulting services from the rent arbitration board were used less due to the Corona crisis than before the outbreak of the pandemic, as was the case in 2020.
The consultation or an initial meeting is free of charge. If a decision has to be issued, administrative fees of 6.50 euros will be charged.
