“Mattighofen will be one of the few cities that have a shopping center in the city center,” says Mayr. Building in the city center is a challenge, but thanks to the good work of the structural engineers and construction companies, it was successful. The shell is there – “and probably for at least 500 years, as good as it is installed,” says Mayr. Blocking the existing buildings is more expensive than building a new one on the outskirts. Mayr foregoes the return, but he thinks it’s worth it: “I don’t want my children to ask me why I took part in the surface sealing. A sustainable solution is a matter close to my heart.” The operation of the shopping center will also be climate-friendly. Thanks to a photovoltaic system on the roof and a groundwater heat pump, it is even CO2-neutral.
19 shops move in
Fussl has had a branch in Mattighofen since the mid-1980s. In addition to this, 18 more shops are to move into the new M-Center. Müller, M-Preis, Pearle, Pepco, Depot and Huber-Shop are already under contract. Individual areas are still free, but with the grand opening on March 16, 2023, the shopping center will be fully occupied, Mayr says confidently.
Mayr’s answer to whether an additional shopping center is needed in the dense domestic retail landscape is “yes”. Compared to other regions, Mattighofen is undersupplied. The sum that Mayr takes on for the construction has increased from 17 to 20 million euros due to the price increases for building materials and energy prices. With the investments that the tenants are still making themselves, the project will come to 25 million euros. The shopping center is intended to bring traffic to the city center and avoid shopping trips to large cities.
