More than 2000 people “urgently” want a GWG apartment

The municipal housing company GWG has registered a third more registrations than in 2021. Specifically, 4168 people are reported as actively looking for housing, while in the Corona year 2021 there were just under 3000. With more than 2000 it is even urgent, mostly because of health impairments, starting a household and divorces or separations. The latter in particular have played a greater role since the Corona period, report the two GWG managing directors Nikolaus Stadler and Wolfgang Pfeil.

Population growth and the crisis in the construction industry are having an impact

In addition to these urgent cases, there are several other reasons for the high demand: On the one hand, Linz is continuing to grow, albeit somewhat more moderately than in the last ten years with 1000 people per year. On the other hand, many a dream of a single-family house in the country has burst due to the current crisis with inflation and rising interest rates, and the demand for a subsidized rental apartment has increased as a result. And last but not least, the GWG attributes the growth to the simplified online registration options. “This means an additional challenge for us, because it is also about providing people with not only high-quality, but also affordable living space in a time of rising prices,” says GWG Supervisory Board Chairman City Councilor Dietmar Prammer (SP).

Two thirds want a rental apartment

Most prospective buyers, almost two-thirds, want a rental apartment, more than a quarter hire-purchase and one-eighth a condominium. On average, you currently have to wait a year and seven months for a GWG apartment. In 2021, a total of 1526 apartments were reassigned, most of them in Urfahr (433), followed by the inner city (255) and the Franckviertel (221). Newly built apartments were not among them. It was only this year that new apartments were allocated, specifically 226, of which 63 alone related to the “Wohnen am Weidingerbach” project, 71 to a residential project on Zeppelinstrasse and 92 residential units to the 3rd stage of Auhirschgasse in Pichling. This year, the GWG has invested 49 million euros in renovations and new construction projects, and 44 million are planned for the coming year.

“Social plan” for two residential buildings in the municipal council

For the time being, two residential complexes in Waldeggstrasse and Freistädterstrasse are not affected. As reported, rumored demolition plans for the substandard apartments are causing discussions. Today, the municipal council will decide on a social plan for the residents based on the model of the Wimholzl-Hinterland residential complex – a “provisional decision” in the event of a demolition, as Prammer says. That might very well be the case. The GWG presented an expert report on the two houses yesterday. According to this, “both the technical and the economic service life” of the building has been exceeded by far. An economic revitalization is not expedient despite financing with the state’s redevelopment grant and GWG’s own funds.
