– What is the El Globo project about?
– It is a business concept, much more than a real estate project or a historical reconstruction of an emblematic building in the Old City of Montevideo. It is the creation of a business district that of course has a real estate investment leg, because we are restructuring almost 26,000 m2 around the building in the Old City.
There will also be cowork hotel services, rental of temporary and permanent offices in small spaces and large spaces, all with many applied services, such as messaging, reception, secretarial, gastronomic services, among others.
Everything you can imagine for a person to get to Montevideo, get off the ship that brings them from Buenos Aires and in two minutes you are in a perfect office with a hot coffee, with your meetings organized. Everything you may need to set foot in Uruguay and be working.
That’s the general spirit, it’s three businesses in one: a real estate business, a service business with everything you might need to be able to work comfortably and, finally, a business of building relationships to found new businesses and to connect investors with developers or with entrepreneurs who want to start their world development from Uruguay.
– At what stage is the project today and what time frame do you anticipate?
– It is in full construction phase. In the month of November, the restaurant, the ground floor and the cowork will open. We calculate that the first building, El Globo, will be 100 percent operational in March 2024. That means the first floor is a restaurant and cowork, the second and third are permanent offices. The fourth is a hotel and the fifth is a multi-item. All this will be working in March 2024.
– Are you already seeing the commercial movement for the sale of these ventures?
– Yes, there is a lot of commercial movement. The truth is that today we have committed almost half of the surface that has to do with the first El Globo building. We didn’t want to launch the pre-sale until the project was launched and we didn’t have it completely on track. We like to show what we do working.
If the group invested to make this happen, it is appropriate that investors see a project that is up and running, that Today it is at 60% of its total execution.
The truth is that no one believed in this project because they said that it was crazy to go to rescue the Old City and rescue an emblematic building that was falling down and we thought that was what we had to do. We like to look ahead. We like to have an innovative vision on the projects we do.
– Do you plan to continue betting on Uruguay?
– We have enough investments in Uruguay. It is a safe place to invest, which has clear rules, which generates the context to invest. In a place that generates lines of credit for you, that embraces investors, it is a place that allows you to develop from Uruguay to the world.
