The demolition of the Nothhaft villa on Vöcklabruck Bahnhofstrasse is likely to have been sealed. “The municipality has no legal options to protect the villa,” said Mayor Peter Schobesberger yesterday.
As a reminder: The Nothhaft family sold their classicist villa this year. However, she wanted to prevent the 7,000 square meter area from being developed with the aim of maximizing profits. That’s why she gave the property to the non-profit settlement company (GSG) Lenzing, which wants to build affordable apartments here.
When the plans became public in the summer, there was a huge protest in Vöcklabruck. On the one hand, many people regret the demolition of the villa in need of renovation, which would stand in the way of affordable housing. On the other hand, many fear that the park-like property will be densely built up.
The former cannot be prevented, as the mayor now has to admit. The Federal Monuments Office does not consider the villa to be worth protecting – to the annoyance of those responsible for the town hall. That’s why the local council declared the area a new planning area in September: The area could only be built if the building structure was “maintained”. However, the state government overturned this decision because the requirement to maintain the building structure is inadmissible.
The city still wants to impose a new planning area (without the above-mentioned requirement). This gives them a say in planning and can, for example, prevent excessive building density. The corresponding local council resolution was recently postponed. “We still need discussions between the factions,” says Mayor Schobesberger.
GSG and city cooperate
Both those responsible for the city and the GSG Lenzing signal a willingness to cooperate. “We are convinced that we can achieve a good piece of the city together if we all pull together in the same direction,” says GSG managing director Stefan Haubenwallner. Mayor Schobesberger, on the other hand, consoles himself with the fact that at least affordable living space is being built near the train station, kindergarten, school center and town square.
Schobesberger is still annoyed that those responsible in Vöcklabruck have to watch the Nothhaft villa disappear. “My heart is bleeding,” he says. “But our hands are tied. If anyone could have averted this, it would be the Federal Monuments Office.”
