For almost two decades there has been discussion about what should happen to the distinctive workers’ settlement, which was built in 1927 according to the plans of the then city planning director Curt Kühne. The total of 18 residential buildings with tiny apartments that no longer meet today’s standards have been structurally deteriorating for a long time. The project is now being implemented step by step by Strabag Real Estate and GWG. The design advisory board approved the plans in April of last year.
After an “intensive and difficult” development, which also led to a hardened situation, we can finally get started, said GWG director Nikolaus Stadler at a local inspection this morning. “Without action from everyone involved, it would not have been possible to start construction now.”
Movement was also necessary on the part of the Federal Monuments Office. Because the old houses are under monument protection. Due to the granted opportunity to demolish a total of seven houses in the north (GWG) and in the south (Strabag Real Estate) and build new residential buildings, the Anger in the middle will retain its historical appearance. There are eleven residential buildings around the Anger, all of which are being extensively renovated, according to Lukasz Kujawa, head of residential construction at Strabag Real Estate. That was also the design advisory board’s requirement, namely that the old houses that remain remain “set the pace for the adjacent new development”.
GWG starts, Strabag later
While the GWG can begin demolition work on its site on Monday, it will take some time before Strabag also becomes active. “We submitted the plans last December and hope to receive the building permit by the middle of the year,” said Kujawa. Then work could begin this year or at the latest in spring 2025. This is being realized according to the plans of architect Verena Mörkl (Superblock).
As far as the exact costs are concerned, a detailed estimate is currently somewhat difficult. In response to an OÖN query, the figure was recently in the double-digit million range. In any case, the demolition of the houses will be closely monitored in order to be safe from any surprises, although, according to Kujawa, no two houses should be viewed the same. “What works on one corner can be completely different a few meters away.”
What is certain is that Strabag will build 37 residential units between 55 and 120 square meters in the renovated or newly built houses on Sintstrasse (construction is expected to take around two years). The GWG, which bought the historic workers’ settlement from the city of Linz in 2001 and has been looking for a “contemporary housing solution” ever since, will build 17 apartments. “We can create social housing here,” says GWG director Wolfgang Steiger. For its part, the GWG wants to complete the construction in 20 months.
