


“Construction begins for furniture giants” was the headline in the OÖN on December 6, 1991. A few weeks later, in January 1992, construction began on the Kika furniture store in Aurolzmünster. At the time it was the second location in Upper Austria, opening in November 1992 with the actress Uschi Glas as the star “Lucky angel” More than ten thousand visitors came. In the fall, David Erhardt, managing director of Erhardt GmbH and Erhardt Immo GmbH, bought the property with business and storage space of more than 14,300 square meters and more than 200 parking spaces from the Supernova Group.
A lot has happened since then, and renovation work for multifunctional use is in full swing. “We tore out around 160 tons of wood, primarily partitions”says Erhardt during a local inspection of the Innviertler Nachrichten. It is not uncommon for Erhardt to walk almost 20 kilometers in one day. The new name of the three-story building: Vario Center Ried.

Around half of the business space has already been rented to renowned companies. Among others, the large Rieder advertising agency Innpuls and the company Action Composites will set up their tents in Aurolzmünster.
“I’ve always wanted to be active in commercial real estate, so I wanted to utilize that potential here”says the married father of two daughters. For this reason, he didn’t have to think about it for too long. “Only one and a half weeks passed from the initial viewing to the signing of the binding advance sales contract”says Erhardt. The offices should be ready by the middle of the year at the latest.
“We are the first location of a former Kika store with a concrete revitalization concept. We will also revitalize the catering industry; there is already a tenant for the restaurant, where classic Innviertel cuisine is served”says Erhardt. There are several specific interested parties for the two 1,500 and 1,700 square meter sales areas on the ground floor.

He attaches great importance to making the building energy self-sufficient. “We spend a relatively large amount of money there. Among other things, we are installing large PV systems on the roof and carports, and 40 charging and fast-charging stations for electric cars and a wood chip heating system are also planned. We use a heat pump for cooling. This will make us a CO2-neutral building”says Erhardt with a swipe at the funding awards: “It’s shocking to me that we receive next to no funding for this flagship project involving the redesign of a sealed area. We probably would have received more if we had built on a greenfield site.”
“I estimate that between 250 and 300 jobs will be created here. My goal would be for us to also be able to offer childcare. It will strengthen the entire region.” Erhardt clearly rejects rumors that a large grocery store is to be opened: “This is not allowed due to the dedication, so it can be ruled out.”
