Luger expects vacancies in Linz to decrease in the near future

Sales space in Austria’s largest cities fell for the sixth year in a row. Spaces that become available are either empty or are used for restaurants and services. As reported yesterday, this is the result of an analysis by the consulting firm Lage+Markt in collaboration with the trade association. This also explains why the vacancy rate on the shopping streets examined remained stable at 6.7 percent across Austria.

Linz behind Wels, but ahead of Steyr

Ten percent of the inner-city retail spaces examined are in Linz. With a vacancy rate of 4.1 percent, the state capital performs worse than Wels (2.9), but significantly better than Steyr (11.6). Mayor Klaus Luger (SP), who has also been an economic advisor since 2021, puts the distance to Wels into perspective. The sales space there fell by six percent, in Linz by only 0.4 percent. From a purely mathematical perspective, this would inevitably result in a low vacancy rate. In addition, the fluctuation in Wels is 15 percent higher than in Linz at 13.6. This means that the “eternal” debate about high vacancies in Linz can be countered with facts. “It is also important to the Linz City Ring to quickly fill vacant spaces that have arisen. We therefore expect a further decline in vacancies in the near future,” said Luger.

City Ring chairman Matthias Wied-Baumgartner sounds a little less enthusiastic. Although the vacancies are not yet worrying, something needs to be done.

Long-term vacancies hurt

“The long-term vacancies like Nespresso, Kleider Bauer and Gross hurt me a bit, but there are reasons for the landlord,” he says in an OÖN interview. Wied-Baumgartner, himself a homeowner on Landstrasse, has to get it into the heads of homeowners that the rosy times are over, urging more realistic rental prices. He also calls for professional vacancy management. “Wels shows us how it’s done,” he says. There is a vacant space manager employed by the city with a sufficient budget. Alternatively, the City Ring has offered the city to take on this task – provided it is paid for.
