Do you know Curt Kühne? The architect was born in Zeulenrode (East Germany) in 1882 and died in Linz on August 25, 1963. From 1915 to 1938 he was city planning director in Linz, during which time he planned and developed various settlements in Linz, for example on Sintstraße or Franckstraße.
And that was exactly the problem for the GWG, because these buildings are under monument protection, which of course makes renovation significantly more difficult. Especially in terms of full thermal insulation, as GWG managing director Nikolaus Stadler knows: “However, it was high time we took action, after all, mold has already formed in the lower areas of some houses.” Specifically, it’s about the houses at Franckstraße 50-76, which were built in 1928. “That’s around 100 apartments,” says Stadler.
He can now report success: After lengthy negotiations with the monument office, the renovation can begin next spring. Although no full thermal insulation is applied to the walls, so-called surface heating systems are installed in the plaster. “This should help us get the mold problem under control,” says Stadler. In addition, the staircases are being modernized and the windows checked. “If a larger number needs to be prepared – possibly also in other houses – we will do it all at once. That way we get better prices on the market,” says Stadler.
The total investment volume for the renovation in Franckstrasse is around four million euros. Stadler also shows understanding for the monument office, “after all, significant works should be preserved”. However, there are now also new technologies, such as thermal insulation, with which the original substance can be preserved. “In other cases, a thin protective layer was applied,” says Stadler.
