These are increases higher than the general CABA CPI (177%) and the housing and basic services index (183%). Meanwhile, family rooms showed increases of 159% with a bathroom and 156% without a bathroom.

According to the last monthly price update in December, a room for two people with a private bathroom costs $295,267 per month and $267,600 without a bathroom. For their part, rooms for family groups with a private bathroom amounted to $297,500 per month and those that do not have a private bathroom amounted to $228,889.
According to the report, these data highlight the insufficiency of the “Inclusive Support for People in Vulnerable Housing Situations” program, since families must cover proportions of between 37.3% and 57.8% of the cost with their own income. total accommodation. Indeed, although the subsidy increased in 2024, as product prices have increased hotels families faster than general inflation, this limited the ability of the subsidy to cover costs, especially in rooms with private bathrooms, where coverage is less than 50%. In this sense, the survey highlights the need for a monthly update of the subsidy amount.
Communes 1 and 3 concentrate the majority of family hotels
According to official data, it is estimated that there are 1.3% of family groups that live in pieces of hotel or pension and 1% in tenancy and/or tenement pieces. This implies that there are more than 32,000 families living under these typologies (almost 69,000 people). In turn, the hotels and pensions are located mostly in communes 1 and 3, while those who live in tenements and tenements are found mainly in Commune 4. In particular, the neighborhoods of Constitución and Balvanera concentrate 47.5% of the hotels relieved family members, which reaffirms their role as epicenters of the temporary housing supply.
On the other hand, only 41.3% of hotels delivers written estimates (even though it is a formal requirement to access housing subsidies from the CABA Government). For their part, 63.6% of the hotels surveyed only have access by stairs, which limits the possibility of entry for people with reduced mobility.
Regarding the delivery of payment receipts, although 84.6% of hotels issues invoices, almost 15% provide informal receipts or do not provide receipts. This is an obstacle for people who depend on subsidies, since the issuance of a receipt is a fundamental requirement.
Finally, the work concludes that there continue to be “critical gaps in infrastructure, accessibility and economic sustainability for vulnerable groups.” Likewise, “the current habitability conditions not only impact the quality of life, but also reveal the need for a comprehensive approach that considers the improvement of infrastructure, the updating of subsidies according to inflation and the implementation of public policies. that guarantee real coverage of the amount involved in renting a room in a family hotel as a preliminary step to a definitive housing solution.”
For the survey, carried out between October and November 2024, 329 hotels were visited and 259 people were interviewed. The neighborhoods visited were: Constitución, Balvanera, San Cristóbal, Flores, Montserrat, San Telmo, Almagro, Floresta, Barracas, Caballito, Parque Patricios, Mataderos, Liniers, Parque Chacabuco and Villa Luro.
