Rents including operating costs rose by 4.5 percent in 2024

In 2024, an average of EUR 653.60 per month had to be paid for a main rental apartment including operating costs

Rents including operating costs in Austria increased an average of 4.5 percent in 2024. From 2022 to 2023, the increase was 7.4 percent. The statistics Austria presented the numbers this week. There are 1.79 million main rental apartments in Austria, a quarter of the contracts are limited, on average the rental period was 11.4 years. In the fourth quarter, rents increased by 4.2 percent in the year.

Rent: In 2024, an average of EUR 653.60 per month were to be paid for a main rental apartment including operating costs, which corresponds to 9.8 euros per square meter. Exclusive operating costs were an average of 492.5 euros or 7.4 euros per square meter.

Operating costs: In the previous year, operating costs increased from an average of EUR 159 to EUR 163.7 per apartment or 2.5 euros per square meter.

Rents including operating costs rose by 4.5 percent in 2024

Apprenticeship: In the case of fixed -term contracts, including operating costs, an average of EUR 12.8 per square meter had to be paid. Apartments with permanent contracts were cheaper at 8.8 euros per square meter. In the case of private main rental contracts, the proportion of temporary rental contracts was 49.5 percent and 400,400 apartments.

New rentals: In the case of new rentals (rental agreement with a term of less than two years) there was an average rent – including operating costs – of EUR 11.8 per square meter. Old contracts that have existed for 30 years or more came to 6.3 euros per square meter.
