A current rental price comparison by the real estate platform immowelt.at still sees Wels in the bottom third when it comes to rental prices. Despite an increase of 10 percent compared to 2020, the city remains the cheapest place to live of the twelve largest cities in Austria after the provincial capitals of St. Pölten and Eisenstadt.
In Wels, the average net rental price is currently EUR 10.90 (including operating costs). Compared to the prices in other cities, this is cheap. In Villach and Klagenfurt, rents have recently risen sharply by 17 and 13 percent respectively.
The reason for the increase in rental prices is the increasing quality of living in the city. The demand for living space is unbroken. Around 480 people are currently registered with the city as looking for accommodation. A multiple is registered with the housing cooperatives.
The fact that the rental prices in Wels are still moderate compared to other cities is justified by city policy with the brisk building activity of the cooperatives and private housing developers. “We take our social responsibility seriously. Due to the sustainable housing policy in the city, living in Wels remains affordable,” says Mayor Andreas Rabl (FP). For housing consultant Ralph Schäfer (FP), the current development shows that the promotion of affordable housing is more important than ever.
In the previous year, the average total net rent was EUR 9.90 per square meter. In 2021, Wels was still the city with the lowest housing costs, level with Klagenfurt. Despite the comparatively good situation, the high inflation is also driving many people from Wels into a financial dilemma.
