The dream of your own home remains firmly anchored in Austria: 56 percent of Austrians would like to live in their own home. 44 percent prefer a tenancy. That is eight percentage points more than 2023 when renting. These are knowledge of the living study by Integral on behalf of Erste Bank and Sparkasse and S Real, the results of which were published this week. More than 1700 people were interviewed.
“Because of the developments in recent years, many have not seen any possibility. The currently subdued consumer mood not only presses on daily consumption, but also on the perspectives in property,” says first bank private customer Maximilian Clary about the shift. The property rate in Austria is 55 percent (EU average: 69 percent).
The preferred form of living of the Austrians remains the family home with 38 percent. The condominium (18 percent) and the rental apartment (15 percent) follow. There are strong differences in the desire for ownership in the federal states: While the desire for property in Burgenland is particularly pronounced at 77 percent, it is only 30 percent in Vienna. “The real estate market in Vienna differs significantly from the rest of Austria, especially the high proportion of funded residential construction and a traditionally strong rent structure,” says Martina Hirsch, managing director of S Real. More than a third (36 percent) plan to move in the coming years. The boys are seven out of ten respondents. A third wants more space. Every fourth would look for less space when moving.
