Rentals in the northern area of ​​Greater Buenos Aires rose 75% in the year

The price of rent in northern Greater Buenos Aires it increased 3.3% in November. In 2024 the increase was 75.6%, below inflation (113%), according to data from the real estate sector.

Olivos is positioned as the neighborhood with the most expensive rental offer, with a price of $609,333 per month. They are followed by La Lucila and Nordelta, with a value of $601,635 per month and $596,219 per month, respectively, according to a recent Zonaprop report.

José León Suárez, on the other hand, continues to be the neighborhood with the cheapest offer, with an average price of $377,841 per month. It is followed by San Andrés ($405,269 per month) and Villa Ballester ($427,877 per month).

How much does a rental cost in Greater Buenos Aires west-south

The report indicates that the average price of rent in the west-south GBA it rose 5.4% in November and accumulates an increase of 87.5% in 2024.

A two-room apartment is located in $390,172 monthly, while one with three rooms has an average price of $515,376 per month. Renting in GBA west-south is 23% cheaper than renting in GBA north and 28% more accessible than CABA.

Canning, Santos Lugares and Ezeiza are on the podium of the most expensive neighborhoods in the west-south area, with average prices of $515,528 per month, $476,890 per month and $456,097 per month, respectively.

On the contrary, Gregorio de Laferrere is presented as the most economical, with a price of $265,467 per month. They are followed by Merlo ($301,912 per month) and Villa Tesei ($319,987 per month).

The average price per square meter in west-south GBA is US$1,605 and has not changed since August. In 2024 it accumulates an increase of 0.6%, and rises below inflation measured in dollars (84.3%).

A two-room apartment of 50 m2 has a value of US$80,408, while a three-room apartment of 70 m2 costs US$116,191.

Tristán Suárez, Don Bosco and Villa Udaondo are the three west-south GBA neighborhoods that register the most expensive offer for the acquisition, with prices of US$2,850 per m2, US$2,614 per m2 and US$2. 351 per m2, respectively.

On the contrary, San José is presented as the most economical option in the area. Don Orione and El Jagüel follow.

In northern GBA, the price of a two-room apartment is US$2,223 per square meter, it has remained stable since September and in 2024 it will accumulate an increase of 2.7%, below inflation measured in dollars. The apartments in well are the ones that registered the greatest increase in the year.

A two-room apartment of 50 m2 has an average value of u$111,020, while a three-room apartment of 70 m2 costs u$163,531.

Vicente López and La Lucila are presented as the northern GBA neighborhoods with the most expensive offer on the market, with a price of US$3,241 per m2 each. Olivos completes the ranking, with an average price of US$2,931 per m2.

On the other hand, Barrio Infico has the cheapest offer, followed by Loma Hermosa and José C. Paz west.
