Why are industrial parks key to Argentine economic development?

Trade in the world has changed radically: since the Covid pandemic and then as a result of the war in Europe, an era in which the concept of globalization and productive efficiency predominated was sentenced to death. In this context, today we are witnessing a continuous process of relocation of practically all industrial production in this hemisphere to China and its surroundings. In recent times I have not talked with an Argentine industrialist who does not manufacture part of his products with this global scheme. The question then is what do we do now?

this new age it imposes other criteria to manage operations, where flexibility and agility are the rules that determine the main capacity that a manager must have in his toolbox. The star of the poster is the distrust of the certainty of the delivery; There is no longer so much concern about just-in-time delivery, but about whether the merchandise will actually be received.

Let’s pay attention to the case of Central America (Guatemala, Mexico, Paraguay and Uruguay): they built a solid legal framework that allows and encourages the relocation of industries in its territory, to produce articles destined for the American and Latin American market, which is nothing other than what we know as the Free Zone, a property in which what is produced is exported. This phenomenon generates a benefit of increased employment and manufacturing.

But what happens in Argentina?

The system of export free zones encountered a major blockage with the Mercosur regulations.

Finally, I highlight what Paraguay is doing, which, like the Central American States, has become the China of South America, producing more and more industrial items. In addition, it has one of the largest river fleets in the world and radically increases its sales abroad, incorporating investment and labor, all at a dizzying pace.

The role of Industrial Parks in this scenario

The industrial parks have reached the necessary maturity to attract investment for industrial establishments that allow increasing exports and employment levels. They are the ideal solution when it comes to effectively supplying the needs of industrial and logistics activity: their design includes everything from water, gas, energy distribution facilities, collection and treatment of industrial and sewage effluents, telecommunications, to training spaces, rooms various services and recreational spaces, among others.

Currently, the demand for these spaces is fueled by large industries and logistics that require large areas for their operation or, very spatially, by industrial SMEs that are based in urban areas, and that must relocate due to growth crises or economic issues. regulatory.

The other pulse of demand is the explosive growth of the e-commerce market, where online sales exponentially multiplied the number of packages to be delivered, forcing the majority of existing logistics to be redesigned, which not only had to incorporate technology, but also new spaces. to be able to participate in this amazing phenomenon that to date has not found its ceiling.

For these reasons, the square meter in an industrial park has become a design product, incorporating distinctive value in each development and resulting seductive and profitable.

The number of private investors, outside of industry and logistics, who decide to invest in the park projects in the medium and long term is surprising, since they find their reserve of value and income in the square meters of the industrial estates. .
