Experts considered that to buy a one-room apartment in Moscow with a mortgage, you need to earn at least 104 thousand rubles a month, excluding household expenses.
“With an initial contribution of 20% for the purchase of a one-room apartment and comfortable servicing of a mortgage at a rate of 10% per annum for 25 years, the average income per person should be 104 thousand rubles, and this is without taking into account household expenses,” said a senior analyst at the NKR rating agency Yegor Lopatin in an interview with RIA Novosti.
At the same time, according to him, a year ago, when the average rate varied at the level of 7.4%, to buy an apartment on a mortgage, it was necessary to earn 84 thousand rubles, 70% of which were used to pay off credit debt.
Alexander Tsyganov, Head of the Department of Mortgage Lending at the Financial University under the Government of Russia, in turn, explained that an average household needs to mortgage 25-30 thousand rubles a month. He clarified, referring to Rosstat data, that the average salary in Moscow and the Moscow region fluctuates around 90-100 thousand rubles, and if we exclude the vacancies of top managers of large companies, then within 65-70 thousand rubles.
According to the chief expert of the analytical center “Cyan” Victoria Kiryukhina, the average cost of a one-room apartment in the capital in mid-January is 10.5 million rubles in the primary market and 10.4 million rubles in the secondary market.
As Kiryukhina noted, if a potential family of two working people does not have the funds for a down payment of 20%, it will require a monthly income of 180 thousand rubles per household to accumulate it. Of this amount, 104 thousand rubles should go to the accumulation of the down payment. According to the estimates of the interlocutor of the agency, the amount necessary for a mortgage can be accumulated in 20 months.
If those who want to buy their own apartment in Moscow do not want to take out a mortgage and hope to buy an apartment in one payment, it will take at least six years together or 12 years alone to accumulate it with a stable salary of 95-100 thousand rubles, or 12 years alone, concluded Kiryukhina.
