According to the results of the fourth quarter of 2021, the average cost of the 100 highest-budget apartment offers offered for rent in Moscow amounted to $22,860 per property per month, having increased by only 1% over the year. This is stated in the message of the international agency of elite real estate Savills, which was received by the editors of Izvestia on Thursday, January 20.

The agency released another PCM Top 100 (Prime Central Moscow TOP-100 Index) on the luxury real estate rental market. The study examined the offer of the 100 most expensive metropolitan apartments offered for rent, and found out what characteristics luxury housing must have in order to be included in this list. Weaving has been updated by 53% in six months. These apartments were commissioned or removed from sale for other reasons, and other expensive apartments took their places.

“The increase in the index, which analysts noted at the beginning of the year, was leveled, and by the end of the year the index had practically recovered to the values ​​of the end of 2020,” the agency notes.

The most expensive locations were places overlooking the Kremlin, the Russian Foreign Ministry, the Moskva River embankment, Government House, Novy Arbat and Moscow City.

A universal offer out of hundreds is an apartment with a “postcard view”, which is located in the Arbat-Kropotkinskaya area with an area of ​​302 sq. m. You can rent it for $22,860 per month.

In terms of area, tenants who are looking for options from 200 to 300 square meters will have the widest choice. m. A slightly smaller choice is offered to those wishing to rent an apartment of less than 200 sq. m. m and from 300 to 400 sq. m. Those who are looking for even more space will have to limit their choice more. The average area of ​​the hundred most expensive proposals is 302 square meters. m.

Over the past year, the number of lots in the range from $15 thousand to $20 thousand per object per month has decreased by 6% – their share has decreased from 26 to 20%. At the same time, the share of more expensive objects at rates from $30,000 to $45,000 per object per month increased by 8%.

For this money, a penthouse was offered in the Crystal House residential complex on the Golden Mile, the area between Ostozhenka and Prechistenskaya embankments.
