Realtors named the categories of the most unwanted tenants in Moscow

Among all potential tenants who plan to live in an apartment in Moscow from two people, the greatest chances of settling are couples, both those who have not registered a marriage – 41%, and those who are officially married – 35%. This is stated in the message “Cyan. Analytics”, which was received by the editors of Izvestia on Friday, January 21.

It is noted that with the revision of the preferential mortgage program since the fall of 2021, there has been an increase in activity in the rental market in the capital.

For those wishing to rent an apartment of friends/acquaintances or tenants who do not have family ties, the approval rate in Moscow was 25%, and in the case of several families living – only 15%. It is noted that non-family people are considered less reliable tenants, since it is easier for them to leave, and the owner will have to decide on payments.

In St. Petersburg, rentiers are more loyal to “friends/acquaintances”: here the percentage of approval for them is 32%. Ready to settle rentiers and several families – 23%.

The more tenants who want to move into an apartment, the less likely they are to get the consent of the owner. So, living alone receive approval in 41% of cases, together – in 38%, three together – in 21%. With a larger number of residents, the share decreases to 13-15%.

You can increase the chances of settling with a large composition of residents by choosing housing with more rooms. For example, only 8% of the rentiers are ready to accommodate five people in a kopeck piece, and 40% in a four-room apartment.

“It is noteworthy that the owners of odnushki are also very loyal and are ready to populate five with about the same chance as the owners of three-room housing,” analysts said.

Clients with children are interested in long-term cooperation, as they are tied to neighboring kindergartens and schools. But for the rentier there are risks of damage to the repair, especially if the child is small. During the stagnation of the rental market, in the summer of 2021, 47% of clients in Moscow and 42% in St. Petersburg received approval to move in with children. With the increase in activity in the rental market, the percentage of approved applications decreased to 37% and 35%, respectively.

A family with one child is approved in 40% of cases, with two – in 31%, and with three – only in 29%.

According to analysts, three out of four potential tenants in Moscow do not have pets, and the share of approved applications for such tenants is 36%. For those who have a pet, the approval rate is slightly lower at 34%.

It is worth noting that the owners of both cats and dogs have an equal chance of renting housing – an average of 33%. However, the decline in loyalty occurred specifically in relation to cat owners: during the period of market stagnation, their owners were settled in 47% of cases, and dogs – in 39%.

Owners of apartments for rent in St. Petersburg have a similar attitude to pet owners and a comparable rejection rate. However, according to other characteristics, rentiers in this city are more loyal than metropolitan landlords, the study emphasized.

In general, against the backdrop of a new wave of the pandemic, non-family people with children and citizens with pets, as well as health workers, began to receive more refusals – the share of approved applications for the latter is now 35%.

70% of tenants cannot rent an apartment in Moscow now due to the demands of rentiers. In St. Petersburg, in the summer, 57% of potential employers were refused, and in the fall, the share of refusals increased to 60%.

Bank employees have the highest chances of renting a house – 45%, IT workers – 44%, civil servants – 39%, employed in the fitness industry – 37%. Administrative staff is the least trusted because of the difficulties they have with remote work and their low income.

In mid-December, Izvestia was informed by the Ministry of Construction that a bill was being developed on the creation of a state information system (GIS) for accounting for housing lease agreements, and analytics for it was under development. The innovation will make it possible to determine the framework of the market value, which will be recommended to rentiers and tenants for adoption.

The Ministry of Construction said that for tenants, the platform will act as a guarantor of the transaction and ensure legal interaction with the landlord. It will be possible to check both the object and the owner, to make mutual settlements transparent. For citizens renting housing, this should guarantee security in rental transactions, protection from fraud and fraudulent activities.
