The average rental price in west-south GBA rose 5.7% in October and a two-bedroom apartment is $370,138 per month, while a three-bedroom apartment costs $488,884 per month.

From January to October, the average price of rentals increased by 77.9%, 30.9 percentage points below inflation (107%). Renting in GBA west-south is 25% cheaper than renting in GBA north ($492,845 pesos per month) and 29% less than in CABA ($524,907 per month).

What are the most expensive neighborhoods to rent?

Canning, Ezeiza and Santos Lugares are on the podium of the most expensive neighborhoods in the west-south area, with average prices of $493,625 per month, $453,819 per month and $446,723 per month, respectively.

On the contrary, Gregorio de Laferrere is presented as the most economicalwith a price of $253,260 per month. They are followed by La Tablada ($287,737 per month) and Merlo ($289,048 per month).

In the northern area, rents increased 70% in the year

On the other hand, the average price of rent in northern GBA it increased by 4.2%. In 2024 the increase was 70.1%. A two-bedroom apartment costs $429,845 per month. One of three rooms has an average value of $693,430 per month.

Rincón de Milberg continues to be first in the ranking of neighborhoods with the most expensive offer on the marketwith a price of $658,037 pesos per month. They are followed by Nordelta and Olivos, with a value of $609,347 per month and $602,490 per month, respectively.

José León Suárez, on the other hand, continues to be the neighborhood with the cheapest offer, with an average price of $364,831 per month. It is followed by San Andrés ($399,353 per month) and Villa Ballester ($410,441 per month).

Buy-sell market: selling price remains stable in west-south GBA

The average price per square meter in west-south GBA is US$1,605, with no variations since August. In 2024, an increase of 0.5% accumulates. A two-room apartment of 50 m2 has a value of US$80,528, while a three-room apartment of 70 m2 costs US$115,911.

Tristán Suárez, Don Bosco and Villa Udaondo are the three west-south GBA neighborhoods that register the most expensive offer for the acquisition, with prices of US$2,848 per m2, US$2,628/m2 and US$2,325 per m2, respectively. On the contrary, San José is presented as the most economical option in the area, with an average value of US$ 444 per m2. They are followed by Don Orione (US$618 per m2) and El Jagüel (US$766 per m2).

In northern GBA, the price of a two-room apartment is US$2,222 per square meter. In October it rose 0.1% and in 2024 it accumulated an increase of 2.6%, below inflation measured in dollars.

Vicente López is presented as the northern GBA neighborhood that registers the most expensive offer on the market, with an average price of US$3,265 per m2. La Lucila (US$3,234 per m2) and Olivos (US$2,948 per m2) complete the ranking. On the other hand, Boulogne Sur Mer has the most economical offer, with an average value of US$992 per m2. It is followed by Barrio Infico (US$949 per m2) and José C. Paz (US$951 per m2).
