According to a recent report prepared by MercadoLibre and UDESA, analyzing the stock of active properties publications located in the Metropolitan Area of Buenos Aires (AMBA), in January 2025, interannual variations of the median price of sale in dollars per m2 of houses were recorded of -2.7%. As for departmentsa 7.2% variation was recorded compared to January 2024, thus strengthening the upward trend that has been registered since last year.
Distinguishing between Greater Buenos Aires Norte, South and West and considering the interannual changes, variations in the price in dollars per m2 of houses of -2.6% in CABA, of 0.1% in GBA South, and of -8 of -8 , 4% in GBA West. Meanwhile, interannual variations of said price in GBA North were registered.
On the other hand, in the case of departments, in CABA, GBA Norte, GBA Sur and GBA West there are interannual variations of the sale price of 11.0%, 2.9%, 6.4%and 2.1%, respectively.
When considering intermennsual variations (compared to December 2024), the change in the price for m2 in dollars of houses is -1.7% in North GBA, -0.2% in South GBA and -0.9% in West GBA. No intermensual price variations were recorded in CABA.
On the other hand, in the departments market, in January 2025, intermensual variations are observed in the price in dollars per m2 of 0.8% in CABA, of -0.2% in North GBA and of 0.2% in South GBA and GBA West.
Villa Ortúzar, the neighborhood with the greatest increases
Exploiting the granularity of the data per neighborhood, in CABA, the largest year -on -year variation of the sale price for M2 of departments was recorded in Villa Ortuzar, with an increase of 19.3%.
For its part, in GBA, Pilar is the municipality that records the largest year -on -year variation in the sale price in M2 of houses, with an increase of 8.4%. In the case of departments, the largest year -on -year variation corresponds to silver, with an increase of 15.9%.
A fact to highlight is the increase in demand. In this regard, the demand for departments For sale in CABA records an increase of 40.4% between December 2024 and the same month of 2023. This increase in demand would be explained by a combination of factors among which are the greatest dynamism of the sector in recent times, to the that the reactivation of mortgage loans in recent months adds.
Variation of the price of rentals
In AMBA, during the month of January 2025, intermensual variations were recorded (compared to December 2024) in the rental price in current pesos of departments and houses of 3.5% and 9.3%, respectively.
Distinguishing by AGAs of AMBA, in January 2025 relative to December 2024, prices per rent of houses at current prices registered variations of 11.1%, 8.7% and 11.8% in North GBA, South and West, respectively. Regarding the rental of departments, intermensual price variations are observed per m2 at current prices of 3.1%, 4.8%, 2.6% and 4.1% for CABA, North GBA, South and West, respectively.
When considering year -on -year variations (compared to January 2024), prices per rent of houses at current prices registered variations of 36.1% in North GBA, 49.7% in South GBA and 88.4% in GBA West .
On the other hand, in the departments market, in January 2025, year -on -year variations are observed in the price in current prices per m2 of 33.5% in CABA, 33.1% in North GBA, 72.7% in GBA zone South and 90.5% in GBA West. While they are considerable increases, in all cases, the year -on -year increase was below the interannual inflation of December 2024, which was 117.8%.
Finally, exploiting the granularity of the data by neighborhoods of CABA and municipalities of AMBA, it is observed that the CABA neighborhood where the largest intermensual increase in the rental price of current pesos occurs per m2 of departments is in Puerto Madero (10.8%). On the other hand, considering the municipalities of AMBA (excluding CABA), the greatest intermensual increase in the rental price of houses occurs in Ezeiza (27.3%), while in the case of departments It is in Tigre (14.0%).
A fact to highlight in the rental market is the increase registered in the offer of departments. In this regard, in January 2025, in AMBA, the number of departments available to rent increased 193.5%, compared to November 2023.
