IDB rewards Uruguayan entrepreneurship with a US$228,000 fund

the award-winning Nudaprop, is a real estate startup with a specific model: the elderly person sells their house (for less than market value), but the use and usufruct are preserved until they die. Aimed at owners aged 65 or over, who want to sell without moving (to obtain liquidity in the short term), it connects with a demand that seeks to acquire bare property (domain without usufruct) as an asset in their portfolio.

Constanza Boix (founding partner) asserted that having the support of the IDB it is important to continue with the social mission of the company. The support was materialized after the audit in which the bank determines the economic support for the realization of the business model in Uruguay.

Modeling and calculation

Nudaprop is carrying out a prototype valued at $150,000, which the company must cover with revenues of at least 20% of that value. Your budget (from the bank’s coffers) is $228,000 for a financial year of more than a year.

From the company, the work plan begins with the dissemination and communication about sales within the framework of bare ownership, which they maintain is a little-known model at the country and regional level. They estimate that 7 out of 10 older people own real estate, and that around 15% are not solvent in their personal finances, so that wealth could be profitable.

On the other hand, it seeks to work on the current platform so that it connects the two dimensions of the business: financial profitability and social welfare. They also support the need to professionalize customer service with customer orientation. target market (which is often crossed by emotional values when selling).

They also maintain the need to build alliances to be able to establish themselves in Uruguay, but later make the leap to the region.
