The average rental price of a two-bedroom apartment in the City of Buenos Aires rose 4.4% in September. In 2024 rental prices increased by 52%half of the inflation recorded in the period (102%), according to Zonaprop data.

How much does a rental cost today in CABA?

The small apartments are the units that present the greatest increase in their values. A 40 m2 studio apartment is rented for $424,583 per month while a two-room, 50 m2 apartment costs $507,422 per month and a three-room, 70 m2 apartment costs $682,714 per month.

Meanwhile, the current supply volume is 3.1 times greater than that registered in February 2023, the minimum of the series, when the Rental Law was still in force.

Rental price ranking by neighborhood

Puerto Madero continues to be first on the list of the most expensive neighborhoods to rent in the City of Buenos Aires, with an average rental price of $1,047,664 per month. For its part, The average rental price in Núñez is $570,317 per month and Palermo $569,212 per month.

For its part, Lugano is presented as the neighborhood with the most economical offer, with an average value of $357,256 per month. They are followed by Liniers ($427,766 monthly) and La Boca ($437,152 monthly).

The profitability of real estate is recovered

The rent/price ratio rose and stands at 4.58% annually. Today 21.8 years of rental are required to repay the initial investment, 16.5% more than what was necessary a year ago.

Lugano, Parque Avellaneda and La Boca continue on the podium of neighborhoods with the best options for investors seeking income, with a return of 7.6%, 5.9% and 5.8%, respectively.

On the other hand, Puerto Madero and Palermo are the neighborhoods with the lowest profitability, with 3.7% each. In third place is Belgrano, with a return of 3.8%.
